01How much preparation is included?Ask exactly what preparation is included and how much time the contractor expects to spend preparing the surfaces.
02Will they caulk casings and fascia?Don't assume basic preparation is included simply because the bid says "prep."
03How much paint will actually be applied?Ask about the specified spread rate, number of coats and expected coverage.
04Who will actually be doing the work?Ask how long the painters and foremen have worked for the company.
05How will the project be scheduled?Ask for a detailed schedule so residents know what to expect and when.
06What is their system for painting doors?Ask how doors will be prepared, painted and managed throughout the project.

DRY FILM THICKNESS The thickness of the cured paint film, commonly measured in mils.
COATS The number of coats specified and actually applied.

Contractors can reduce the cost of a bid by applying less material or thinning paint beyond the manufacturer's intended application requirements. That may make the initial price look attractive, but it can affect the long-term value of the project.
